-We require a "Safety and compliance security deposit hold" of $1200cad. We'll send you the information on how to proceed. This security deposit hold will be released within 7 days after checkout if the house rules are followed. We reserve the right to collect the deposit by credit card, cash and/or e-transfer at our discretion. Your booking will be canceled! - HOA requires us to collect a copy of a government issued ID, consistent with the identity of the person on the reservation must be uploaded prior to arrival. A rental agreement must also be signed. We will email you further details once the property is reserved. All of the data is encrypted and processed in compliance with GDPR. - By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events. - Please remove shoes in the house. Shoe prints on our floor will result in a minimum extra cleaning fee of $100 and up to $250 fee per floor - Keep apartment clean. Excessive mess will result in all or partial forfeiture of deposit. -Our properties are self catering and we do not replenish any consumables such as shampoo, soap, detergent, toilet paper etc. If they run out you will need to purchase more. -The spaces #2 and #3 are provided for your convenience. We can't guarantee that our spots are available at all times! Vehicles and their contents are parked at the owner’s sole risk in all respects. We will not accept liability for any theft or loss of, or damage, howsoever caused, to vehicles, accessories or contents incurred on the premises. -Windows are to remain closed at all times. If we receive a notice of high humidity, the AC unit will be turned off for the duration of your stay. NOTE: In winter (December to March) If we notice any windows open we will automatically request an additional $250cad fee per incident per window. Failure in refusing this request will result in termination of your stay and you agree to forfeit all payments made. - A displacement fee of $125cad will be requested and payable within 2 hours should any member of your group not close the main entrance door and we need to displace ourselves. Once we send you a message that we left, this fee is payable. This fee is per incident. -If a member of our team notices that anyone is smoking in our place, you will automatically be evicted. -We reserve the right to access all properties at all times, if necessary, for emergency repairs, important maintenance work and inspection. -You agree no to hold us responsible nor liable for anything out of our control including but not limited to and agree not to request any compensation for: Any noise, disturbance or inconvenience caused as a result of renovation/building/road works being carried out in the vicinity of the accommodation and or other guests. Breakdown of mechanical equipment (heater, air conditioning etc..) Delays not directly caused by us and anything else out of our control. Surveillance cameras actively record in common areas and staircase. No cameras inside of the apartment -Cleaning Fees due at property are payable in CAD cash only. Instructions will be sent where to leave the amount due. This is to be done prior to checking into our place. I displacement fee of $50CAD will be charged if we need to displace ourselves a second time because the funds were not left prior to checking in. Airbnb includes the cleaning fee in the price breakdown when requesting to reserve our place and will display the Total Due — showing both what Airbnb collects and what is payable directly to the host upon arrival. What we collect at the property will not be displayed on you Airbnb transaction since they did not collect the cleaning fee and we are the merchant of record. We also include a reminder in the reservation confirmation message we send out when accepting your request of the exact amount of the cleaning fee due at the property since it can change in the future.
