We require a "Safety and compliance security deposit hold" of $800cad. We'll send you an email with how to proceed. Failure in completing this step will result in being denied access to our place and you agree to forfeit your reservation fees. This security deposit hold will be released within 7 days after checkout if the house rules are followed. If we notice that there are more guests that indicated in the reservation, a $250 admin fee plus additional guest fees if $75 per extra guest per night will apply immediately and must be paid within 2 hours of receiving the notice via AirBnb. Failure to remit payment will result in an automatic removal and this contract will be terminated. This includes guests that may or may not sleep here. All guests must be declared. -Check-in starts at 4:00pm and Check-out is by 11:00am -Shampoo, soap, detergent, toilet paper etc, are available for the first few nights. - Keep apartment clean. Excessive mess will result in forfeiture of deposit. -Guest reserving our place must be 21 years of age or older. - Do not book our place to party! The number of guests indicated on the booking will only be allowed. -If you reside in the province of Quebec, do not instant book without first contacting us. Your booking will be canceled! - We have 1 (one) outdoor spot available for you. Inquire about a 2nd parking spot. There's an indoor parking$ lot across the street. -Air conditioning available from June to August -By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events. - A copy of a government issued ID, consistent with the identity of the person on the reservation must be uploaded prior to arrival. A rental agreement must also be signed. We reserve the right to request ID from every guest staying. We will email you further details once the property is reserved. -By accepting this reservation, it is agreed that you read and accept the default bed configurations described in our listing. Also note that one closet is locked and off limits to guests as well as a kitchen cabinet. - Please remove shoes in the house. An excessive dirty floor will result in a fee of $100 above the normal cleaning fee -Windows should remain closed at all times. If we receive a notice of high humidity, the AC unit will be turned off for the duration of your stay. -If a member of our team notices that anyone is smoking in our place, this agreement will be terminated and you will be asked to leave. -We reserve the right to access all properties at all times, if necessary, for emergency repairs, important maintenance work and inspection. -You agree no to hold us responsible nor liable for anything out of our control including but not limited to and agree not to request any compensation for: Any noise, disturbance or inconvenience caused as a result of renovation/building/road works being carried out in the vicinity of the accommodation and or other guests. Breakdown of mechanical equipment (heater, air conditioning etc..) Delays not directly caused by us and anything else out of our control. Surveillance cameras actively record in common areas and staircase. No cameras inside of the apartment -Guest is aware of the bed configurations described in the listing and that all beds will not be available. Also note that one closet is locked and off limits to guests. - The parking spot is included free of charge and not part of the reservation payment. We will not be held responsible if someone happens to be parked there illegally or should the spot not be available for any other reason. - As restrictions unfold on a daily basis on COVID-19, it is your responsibility to inform yourself on the measures enforced and respect the measures. Please consult the Government of Quebec’s website. We only provide the accommodations and don’t police our guests during these circumstances. It is your responsibility to be informed.

✅ Guest Access and limitations You will have access to the entire condo except for a few closets which are locked and a kitchen cupboards that is locked. Do not attempt to force it open as it is locked from the inside. Please note that the default bed setup is 2 guests per queen bed to accommodate 8 guests. If you are 8 guests or less and would like the sofa-bed setup, please contact us before booking. Bed setup fees may apply. Sofa bed WILL NOT be available if a request is not made and approved before booking. The sofa bed is a full/double size bed. 2 adults can sleep but it is quite snug. 🔒 Fully Legal & Compliant We are fully licensed for short-term rentals and meet all municipal and provincial regulations.
